How long does a house survey take in Ireland?

The most common type of survey conducted for second-hand properties in Ireland is based on the SCSI Type 2 standard. This survey takes approximately 1-3 hours depending on the size and the condition of the property.


For example, if the surveyor is surveying a 70 square meter 2-bed house that is in excellent condition, they could be done in an hour. If the same property has dozens of structural or conditional issues which the surveyor needs to take note of, it could take 2 hours.


Once properties get up to around 300 square meters in size, it is not uncommon for surveyors to be onsite for 2-3 hours depending on the condition.


On top of the time at the site, the surveyor will also need another 1-2 hours for any prep work and for writing the survey after the property visit is complete. The surveyor's travel time is also built into the cost as surveyors need to either be compensated for travel with mileage or provided with a company vehicle which also costs money to run.
